Pricing:

  • Standard Offer Preparation - $50 up front
  • Contract to Close Add-On - additional $250 billed at the time of closing through a commission deduction
  • Contract to Close plus Client Communications Add-On - additional $300 billed at the time of closing through a commission deduction

Description:

Offer Preparation INCLUDES the following:

  • Prepare purchase offer based on terms provided by the agent
  • Include all required addenda and supporting documents
  • Present and deliver offer to the co-op agent upon agent request

Contract-to-Close Add-On Service includes:

  • Complete In- House Sheet
  • Provide access to an agent portal for quick updates on all transactions
  • Updating the listing in the MLS (with agent approval) and maintaining status changes
  • Sending an introduction email to the co-op agent, lender, and title partners
  • Sending the ratified contract to the lender and title company
  • Sending documents to the client for signature via Authentisign
  • Verifying earnest money deposit & receipt
  • Weekly transaction updates to agent
  • Submit all required contract documents to Transaction Desk for compliance
  • Calculate contract deadlines & add to Agent Calendar
  • Order home warranty if requested
  • Confirming the completion of the appraisal
  • Keep in regular contact with Title & Lender
  • Maintain receipts and forward to appropriate parties
  • Monitoring/maintaining the settlement dates
  • Conduct a final audit of the file prior to closing
  • Check preliminary ALTA for errors
  • Uploading final settlement statement for compliance
